What are... The requirements for a trade plan review?

Each trade has its own requirements to determine whether or not a plan review is required. Please note that trade plans MUST be reviewed and approved by the design professional of record for the project prior to being submitted for review by our department. A trade plan review is required for the following reasons:

Electrical

  • If a building has a service that is over 400 amps and the building is more than 3,500 square feet.
  • If the job is government work and it is more than $15,000.

Mechanical

  • If the BTU’s for a residence are over 375,000.
  • If the use group is B, M, or S-2 having HVAC equipment only, one fire area and if the building is more than 3,500 square feet.
  • If the job is government work and it is more than $15,000.

Plumbing

  • If the building is more than 3,500 square feet.
  • If the use group is A, B, M or S with a fixture count of more than 12.
  • If the job is government work and it is more than $15,000.
